Check-out: 7h30 - 10h30 (Monday to Friday), 8h-11h (weekend)
Early check-in: from 14h00 at an additional cost of €35, request by e-mail or indicate when booking. Please request at least 2 days in advance.
Late check-in: from 21:00-24:00 for an additional charge of €35, request by e-mail or indicate when booking. Please request at least 2 days in advance.
Late check-out: until 13:00h for an additional charge of €35, please request by e-mail or indicate when booking. Please request at least 2 days in advance. In case of departure later than 1 pm, the cost of an extra night will be charged.
When staying overnight and participating in our Lazy Sunday brunch, we ask you to leave your room by 11am.

All our prices are for overnight stays exclude breakfast, drinks and parking.
To confirm your reservation we will ask for your credit card details. This card will not be charged, it is a guarantee for your reservation. You will have to verify your credit card with your personal pin code, for security reasons and to confirm that you agree with the use of this credit card. Reservations can also be made without a credit card, but a minimum amount of 99 Euros will have to be paid. This will of course be deducted when paying the invoice at check-in.
Each reservation made confirms acceptance of our terms and conditions as described on this page. - NON-SMOKING
Smoking is only allowed on our terrace & garden.
Smoking is not allowed at the entrance under our awning, there is our ventilation system.
As mentioned in section 7, a cleaning fee of € 200 will be charged if the no smoking policy in the rooms has not been respected. - ACCESSIBILITY
The restaurant is accessible for wheelchair users. However, our rooms are not equipped for wheelchair users, due to the structure of our old mansion. - ANIMALS
Despite our heart for animals, we cannot allow them in our B&B.
As mentioned in part 7, a cleaning fee of € 200 will be charged if the prohibition of animals in the rooms is not respected. - LIABILITY
Site78 cannot be held liable for theft or damage or loss of items that have occurred in the hotel. You are always responsible for your own possessions. - ADDITIONAL COSTS
A cleaning fee of € 200 will be charged if the no smoking or no animal allowed rule is not respected. Damage as well as theft to or in the rooms/property of Site78 will be charged.
If these general terms and conditions are disregarded and/or if the disregard, damage or disturbance of the order is caused, Site78 may evict guests without any further explanation. This without repayment of the costs of the stay. - NUMBER OF GUESTS
All our rooms are equipped for maximum 2 persons, with the exception of Studio Hosta where a maximum of 3 persons can stay.
If there are more guests than indicated at reservation, we are forced to charge extra costs. - CANCELLATION CONDITIONS
Individual bookings
In case of cancellation less than 7 days before the check-in date, 50% of the reservation amount will be charged as cancellation costs.
In the event of a no-show, the full amount will be charged as a cancellation fee.
A 'non-refundable' price implies that in case of cancellation the full amount will be charged.
Bookings for groups(*)
In case of cancellation:
- Between 14 and 7 days: 100.00% of the amount due will be charged as a cancellation fee;
- Between 21 and 14 Day(s): you will be reimbursed 50.00% of the amount due as cancellation fees;
- More than 3 weeks: you will be reimbursed 25.00 euro per room as cancellation fees;
- In case of no show, the full amount will be charged as a cancellation fee.
(*) Groups: every booking from 3 rooms upwards.
Naturally, we consider each cancellation on a case-by-case basis and seek the best solution for both parties.
Any dispute regarding its validity, interpretation, execution of the agreement, or invoicing in execution thereof falls within the exclusive competence of the Courts of Antwerp, Mechelen section.
COVID-19 or similar pandemics
The above cancellation conditions shall always remain applicable. If the Belgian government imposes a domestic travel ban on Covid-19 for the province of Antwerp or a decision is taken at municipal level, no costs will be charged during the period of the measure. If the national borders are closed, all international travel can also be cancelled free of charge. Site78 can at all times cancel the reservation free of charge due to force majeure or unforeseen circumstances.
